Varsity Towers – Booking Terms & Conditions

By proceeding with a booking at Varsity Towers, you acknowledge and accept the Terms & Conditions outlined below.
This booking form serves as an application for a general residential tenancy agreement. Completion of the form does not guarantee a room.
A formal tenancy agreement must be signed and approved before accommodation is confirmed.

1. Website Specific Terms of Use

A. Information
Varsity Towers Holdings Pty Ltd makes its best efforts to ensure that the information available on its website is accurate. However, we cannot and do not guarantee that the site is free from errors or faults.

B. Liability
Varsity Towers Holdings Pty Ltd does not accept liability for any errors or omissions and reserves the right to change information published on the website at any time.

C. Indemnity
Varsity Towers Holdings Pty Ltd does not accept liability for any indirect or consequential loss arising out of the use of or connected with its website or for any products or services purchased from its website.

D. Third-Party Links
As a convenience to you, Varsity Towers Holdings Pty Ltd may provide links to websites operated by other entities (“Linked Sites”).
These sites are not under our control. If you visit any Linked Sites, you do so at your own risk.
Varsity Towers Holdings Pty Ltd makes no warranty or representation regarding any Linked Site or the information/products/services they provide.

2. Booking and Liability

Submitting a booking form does not constitute a tenancy agreement. All bookings are subject to approval and the execution of a General Tenancy Agreement under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld).

To the extent permitted by law, Varsity Towers Holdings Pty Ltd and its staff are not liable for any personal injury, loss, or damage resulting from the actions or conduct of residents, including self-inflicted harm.

3. Privacy Statement

Varsity Towers collects and uses your personal information in accordance with the Privacy Act 1988 (Cth).
We only collect information necessary for your accommodation and service use. Your data will be stored securely and not disclosed without your consent unless required by law.

We collect information including but not limited to your personal details, emergency contacts,  residential address, proximity card usage, security footage, and service use data.
Information is collected directly from you or your agents, and where applicable, we will advise of any other sources.

Failure to provide necessary personal information may affect our ability to offer you accommodation or associated services.
We may share your information with:
– Varsity Towers employees, contractors, and advisors.
– Our service contractors.
– Selected third parties offering services that may benefit tenants (unless you opt out).
– Regulatory bodies, law enforcement, or legal authorities if required by law.

Your personal information may be stored in physical or electronic form with strict security controls in place.
You have the right to access and request correction of your personal data, subject to exceptions (e.g., legal proceedings or privacy risks to others).

To request access or corrections, please contact Reception.

4. Application Assessment

All tenancy applications are assessed in line with Varsity Towers’ internal policies and operational requirements.
We reserve the right to accept or decline any application at our sole discretion.

I understand that, in the event my application is unsuccessful, Varsity Towers is under no legal obligation to provide reasons for the decision, provided it complies with applicable anti-discrimination laws.

5. Cancellation

If an applicant chooses to cancel their booking prior to signing a General Tenancy Agreement, a cancellation fee of $300 will apply.

If cancellation occurs after a General Tenancy Agreement has been signed, any costs payable will be calculated in accordance with the Residential Tenancies and Rooming Accommodation Act 2008 (Qld).
Applicants should refer to the Residential Tenancies Authority (RTA) website and the letting fee calculator for further information.

6. Respectful Conduct & Online Communication

Tenants and applicants are expected to engage respectfully with management and staff, including in any public or online commentary.
Publication of false, misleading, or malicious information — including on social media — may constitute defamation and could result in legal action.
We encourage tenants to raise any concerns directly with our management team so that we can resolve them constructively and professionally.
